MSKCC engaged Syska Hennessy Group to perform construction phase
commissioning on a new 150,000 square foot facility, constructed
over an existing building on MSKCC’s main Manhattan campus. The
new project was a multi-phased program that includes a new pathology
laboratory, 21 new operating suites and children’s day and
inpatient hospitals. Supplying the necessary services to
the new space are two large mechanical rooms containing normal
and emergency power switchgear, air handlers, heat exchangers and
pumps for chilled and condenser water. Additionally, to meet
the new cooling requirements, a new 1,000 ton chiller was added
to the space to provide supplemental cooling capacity to the entire
complex.
Due to the challenging nature of the project’s schedule,
our commissioning task could not lengthen the project schedule
or delay the opening of the new lab or hospitals. The operating
suites are scheduled to be completed at a later date, and were
not in the critical path.
Syska was asked to commission the HVAC system, normal and emergency
power systems. Our task, in this late construction phase job
was to create pre functional and functional tests for the equipment
included in our scope. Syska was also asked to create an operations
and maintenance manual for the new hospital, detailing the critical
operating requirements of the facility. As this project is
approximately 75% complete, Syska has reported numerous errors in
air handler construction and air ducting issues. These problems
would have not been revealed until facility operation commenced,
effecting patient health and comfort. |
