Using our Outcome E²C™ design build delivery process, which leverages our operational experience with our engineering and construction expertise, we were able to accelerate the time line while keeping the building operational and occupied.

In the basement of this 1954 landmark building is the famous Capitol Studios, the place where Frank Sinatra, Dean Martin, Nelson riddle and Nat King Cole did some of their greatest work. As stated by Capitol's CEO, "I like to think that the studio is the foundation on which rests everything else we do at Capitol Records." In 2005, this historical round building was in dire need of a chilled water and HVAC systems replacement. Based on our long-term relationship, Capitol Records retained Syska to study, engineer and construct a reliable and energy-efficient system while ensuring 100 percent uptime in this critical and occupied building.

The solution was provided in two phases. First, we removed existing chiller plant and constructed a state-of-the-art chiller plant which would satisfy current and future needs. Once this was complete, the second phase was to replace fan coils and ductwork, and provide new chilled water distribution on each of the 13 floors of the building. This was challenging given the shape of the building and that the placement of the mechanical equipment was on the outside of radius in a 22-foot x 38-foot soffit. Regardless of the challenges, Syska completed each floor in 10 working days from demolition to occupant move-in. Finally, Syska replaced the existing pneumatic controls with a new DDC system in the plant and throughout the floors.
