2300 Empire Center, New Office Building
2300 Empire Center is a 364,000 sf, seven-story Class A, LEED-CS Gold certified office building in Burbank, California. The site is part of a 105-acre master-planned retail, hotel and office project known as Empire Center. The building is a speculative seven-story, steel framed 364,000 sf Class A office building incorporating approximately 52,000 sf floor plates and an adjacent 1,260 stall parking structure.
Syska implemented features such as HVAC systems that contain several features to improve indoor air quality and energy performance. The building was computer simulated (using DOE based software), and anticipated energy cost savings are estimated at 15.1% over a minimally compliant building. Some of the mechanical enhancements include active monitoring and control of minimum outdoor air rates, 100% outdoor air economy cycle "free-cooling", variable speed drives on chillers and pumps with primary variable flow pumping and highly efficient glazing materials to minimize building heat gains.
The design and construction team incorporated a variety of other sustainable solutions such as diversion of 80% of construction waste, 20% of materials used from recycled content, 75% of wood is FSC certified, green power system that offsets 70% of energy usage from renewable energy certificates, water systems that use 100% recycled water and 30% of water reuse reduction.
