Confidential Financial Client, Betsill Building, LEED Commissioning

The Betsill project was the second large commercial office building tenant up-fit for this Confidential Client for their “Charlotte South Campus” initiative to expand commercial office space. The client leased the entire facility owned and developed by Bissell Properties in their Ballantyne Corporate Park. The project scope included a full tenant up-fit of the existing building “core & shell” including phased (floor-by-floor) delivery and occupancy. A project requirement was to obtain LEED CI Gold certification or better. The project exceeded this requirement by obtaining LEED Platinum.

Syska Hennessy Group provided full commissioning services including design peer review and all services necessary to meet and exceed LEED Fundamental and Enhanced Commissioning requirements. The facilities mission included connectivity to and support of critical mission aspects of the client’s IT enterprise and therefore included a large MDF room with static Uninterruptable Power Systems (UPSs) and associated critical power distribution to IDF rooms on each floor. These rooms included dedicated 24x7 HVAC systems and physical access security systems.

The fit-out project included installation and testing of tenant supplied equipment and systems including HVAC distribution (including AHU upgrades and retro-commissioning), VAVs, Building Automation System, roof-mounted air-cooled chillers (for 24x7 MDF & IDF Rm HVAC), sophisticated “Day-lighting” controls, cafeteria/pantries, exterior lighting, and fire-suppression systems.
