The Rockefeller Group Development Corporation (RGDC) manages the four newer properties at Rockefeller Center - 1211, 1221, 1251 & 1271 Avenue of the Americas. Together, these four buildings represent over nine million square feet of rentable space and thus a significant economic asset. To maintain the prestige and profitability of these properties, RGDC brought in Syska Hennessy's Facilities Management Division in 1988 to provide maintenance management consulting services for 1251 Avenue of the Americas. Due to our successful involvement with 1251, our services were later expanded to include buildings 1211, 1221 and 1271 and our continued working relationship with RGDC has extended to the present.

In order to increase RGDC's effectiveness in maintaining their building systems, we implemented a computerized maintenance management system (CMMS). We compiled all significant building equipment data and created a database for our FamTrac facilities management software package. FamTrac is used to track preventive maintenance, emergency maintenance, purchase orders, manpower, and work order trending.

1251 uses FamTrac to generate over 10,000 work orders per year for 22 employees. These work orders are issued based on a scheduled preventive maintenance program that we created for RGDC. By using FamTrac to regularly generate management reports, RGDC can make informed maintenance decisions.

While setting up FamTrac at the additional locations, we were asked in July 1997 to have the CMMS at 1271 in place and operational by that September. In just under two months, we were able to develop an equipment list, collect nameplate data, enter employee information, schedule preventive maintenance and provide training. By the deadline, 1271 had a fully functional CMMS program. Normally it takes at least a year to implement a CMMS of the size required by 1271. However, because of our past experience with CMMS implementation and the dedicated cooperation of RGDC's facilities personnel we were able to meet this fast track schedule. Our continued involvement with the Rockefeller Group Development Corporation ensures that their properties will continue to serve their tenants effectively.
